Dubai, UAE; February 14, 2019: Emaar Properties PJSC (DFM: EMAAR) has reported a net profit of AED 7.216 billion (US$ 1.965 billion) in 2018, a 30 per cent increase over the net profit of AED 5.561 billion (US$ 1.514 billion) in 2017, prior to considering the effect of the IPO of Emaar Development and forex movement. Revenue in 2018 was AED 25.694 billion (US$ 6.995 billion), a growth of 37 per cent over FY 2017 revenue of AED 18.752 billion (US$ 5.105 billion).

During the fourth quarter (October to December) 2018, Emaar’s revenue was AED 8.304 billion (US$ 2.261 billion), 53 per cent higher than the Q4 2017 revenue of AED 5.432 billion (US$ 1.479 billion). Net profit in Q4 2018 was AED 1.954 billion (US$ 532 million), 34 per cent higher than the net profit of AED 1.456 billion (US$ 396 million) in Q4 2017, prior to considering the effect of the IPO of Emaar Development and forex movement.

Dividend

In 2018, Emaar Properties distributed an exceptional dividend of AED 4 billion (US$ 1.089 billion) from the proceeds of Emaar Development IPO, highlighting the company’s commitment to delivering sustained value. Emaar Malls and Emaar Development too distributed a cash dividend of AED 1.301 billion ($354 million) and special (interim) dividend of AED 1.040 billion (US$ 283 million) respectively in 2018.

Key Performance Highlights

To date, Emaar has handed over more than 51,800 residential units in Dubai and other international markets. More than 29,800 residences are under development in the UAE and over 17,500 units in global markets.

In premium property development, Emaar launched world-class residences in Dubai Creek Harbour, Dubai Hills Estate, Emaar Beachfront, Emaar South, Downtown Dubai and Arabian Ranches during 2018. The first homes in Dubai Creek Harbour will be handed over this year, while Dubai Hills Estate is also coming to life with the opening of the Dubai Hills Golf Club.

The robust growth of Emaar in 2018 was supported by the positive performance of Emaar Development (DFM: EMAARDEV), the UAE build-to-sale property development business majority-owned by Emaar as well as by Emaar Malls (DFM: EMAARMALLS).

Emaar Development

Emaar Development’s total revenue in 2018 was AED 15.433 billion (US$ 4.202 billion), a growth of 74 per cent over FY 2017 revenue of AED 8.863 billion (US$ 2.413 billion). Highlighting the strong investor interest for Emaar’s residential launches, Emaar reported total sales of AED 14.394 billion (US$ 3.919 billion) in UAE during 2018. Emaar now has a sales backlog of AED 36.454 billion (US$ 9.925 billion) in UAE to be recognised as revenue in the next three to four years.

Emaar Malls

Emaar Malls posted FY 2018 revenue of AED 4.446 billion (US$ 1.210 billion), an increase of 23 per cent, compared to FY 2017 revenue of AED 3.629 billion (US$ 988 million).

Together, the malls and retail centres of Emaar Malls welcomed 136 million visitors in 2018, 5 per cent higher than FY 2017. Emaar Malls marked the 10thanniversary of The Dubai Mall – underlining its reputation as the world’s most-visited retail and lifestyle destination for the fifth consecutive year.

Hospitality & Entertainment

The hospitality & leisure, entertainment and commercial leasing businesses of Emaar together recorded revenue of AED 2.734 billion (US$ 744 million), in line with FY 2017 revenue of AED 2.722 billion (US$ 741 million). Emaar has also introduced an investment project Rove City Walk in 2018 where guest rooms were offered for sale with revenue share arrangement. The launch was very successful with record sale of AED 154 million (US$ 42 million).

As part of its strategy to be asset-light, Emaar Hospitality Group signed definitive documentation with Abu Dhabi National Hotels to divest its entire economic interest in a portfolio of five hotels in Dubai. In 2018, the group’s hotel brands – Address Hotels + Resorts, and Vida Hotels and Resorts continued to record higher occupancy than Dubai’s industry average.

International Business

Emaar’s international business operations were equally strong in 2018, contributing 12 per cent to the total revenue. Revenue from overseas operations was AED 3.081 billion (US$ 839 million).

The No 1 listed developer by market capitalisation in the MENA region under MSCI EM Index, Emaar has a landbank of over 1.6 billion square feet in key markets. Today, Emaar is the world’s largest property company outside China, with a brand value of over US$ 2.7 billion. Emaar is also among the top 10 brands in the Middle East, with its brand value increasing by 39 per cent over 2017.

Burj Khalifa Shows

Highlighting the cultural relations between the UAE and China fostered by the visit of Chinese President Xi Jinping last year, the LED show on Burj Khalifa starts with visual renditions of a Chinese boy decorating a peach blossom and hanging a lantern on the tree as part of the Chinese New Year decoration. He is then joined by an Emirati boy.

The Chinese boy and family visit the Emirati home and present red envelopes, just as a lion dance takes centerstage, and the two children follow the lion – from The Dubai Fountain to Burj Khalifa. The show concludes with Happy Chinese New Year written in Chinese, English and Arabic.

There are a number of other activations to mark the occasion in Downtown Dubai including Chinese-themed roaming performances along Burj Plaza and Sheikh Mohammed bin Rashid Boulevard as well as special themed shows of The Dubai Fountain.

The Dubai Mall

The Dubai Mall will host ‘China Art’, until February 10, which brings to life some authentic art forms from China. The Fashion Avenue Dome will feature a Chinese Giving Tree with envelopes enclosing vouches from retailers.

There will be chess and mahjong play areas and a Chinese musician performing live. Roaming Chinese entertainment will add to the joy of visitors, who will also be presented with red envelopes and Chinese New Year headbands.

All Emaar Entertainment attractions are also geared up for the celebration. Visitors who log on to their Alipay accounts using The Dubai Mall – Alipay Wi-Fi network can get discounted tickets to Dubai Aquarium & Underwater Zoo, KidZania, VR Park and Dubai Ice Rink.

Dubai, UAE; January 22, 2019:: Emaar has made significant progress in the construction of five new retail link bridges that will further strengthen road connectivity to The Dubai Mall, the world’s most-visited retail and lifestyle destination. Scheduled to open in February, the retail link bridges connect the mall with Doha Road/Financial Centre Road.

The new bridges are part of The Dubai Mall’s Zabeel expansion and are executed by Emaar with the support of the Roads and Transport Authority (RTA). At a length of over 1.78 kilometres, the elevated bridges have a total decked area of about 15,000 square metres. The longest bridge is over 765 metres while the others vary in length from 120 to 582 metres. The bridges are buttressed by over 580 piles of varying diameter adding to their stability and strength.

The bridge spans, constructed and pre-assembled in Al Quoz, are erected over the piers to accelerate the completion, while the final steelwork connection will be made on site. Lifted into position using heavy-duty cranes, the bridge spans will then be fortified with asphalt, and finishing touches carried out. Work on the bridge spans are being done with the support of Dubai Police and RTA in the early hours of the morning to minimise disturbance to drivers.

The new retail bridge link will be the third in Downtown Dubai that enhances ease of access for visitors. Emaar has already opened link bridges from the Dubai Metro station as well as between Address Boulevard and the Metro Link. The new Zabeel expansion will further add to retail, F&B and entertainment choices of visitors to the mall.

The Dubai Mall has welcomed over 80 million annual visitors for the past four consecutive years and is the flagship of Emaar Malls, the shopping malls subsidiary of Emaar Properties. Seven Directors of the Board elected by the General Assembly
The second Annual General Meeting (AGM) of Emaar Malls (DFM: EMAARMALLS), the shopping malls and retail business majority-owned by Emaar Properties, today approved a proposal by the Board of Directors to distribute 10 per cent of the share capital, equivalent to AED 1.301 billion (US$ 354 mn), as cash dividend to the shareholders.

The assembly also elected a Board of Directors comprising seven members: Mr. Mohamed Alabbar, Mr. Ahmad Al Matrooshi, Mr. Abdulrahman Al Hareb, Mr. Abdulla Belyoahah, Mr. Helal Saeed Almarri, Mr. Mohamed Al Hussaini, and Mr. Ali Ibrahim Mohamed Ismail. A special resolution was passed by the AGM approving the change in number of Board members from nine to seven.

The AGM also approved the report of the Board of Directors on the activities and financial position of the company as well as the auditor’s report and the company’s balance sheet for the fiscal year ending December 31, 2016. Ernst & Young was chosen as the auditor for 2017.

Emaar Malls recorded a net profit of AED 1.874 billion (US$ 510 mn) and revenue of AED 3.227 billion (US$ 879 mn) in 2016. The shopping malls assets of Emaar Malls – The Dubai Mall, Dubai Marina Mall, Souk Al Bahar, Gold & Diamond Park and the community shopping centres – welcomed 125 million visitors during 2016, with gross leasable area (GLA) occupancy levels averaging at 96 per cent.

The accreditations were awarded following a series of comprehensive and in-depth evaluations.

Awarded by The International Customer Service Institute (TICSI), the five-star accreditation is designed to recognise organisations that deliver outstanding customer service, which sets them apart from others in their field and is based on the Seven Pillars Service Quality Model. This model assesses policies, products and services, premises, processes, people, and measures performance in terms of service quality.

The Dubai Mall Guest Services Department achieved 100 percent in six of the 7 categories – a tremendous achievement – with the certification assessment report stating that the score indicated that the organisation had fully adopted all the essential criterion regarding customer service delivery.

The ISO 10002:2014 quality management system for customer satisfaction, assesses organisational systems with regard to enhancing customer satisfaction by creating a customer-focused environment that is open to feedback, feedback handling, and enhancing the organisation’s ability to improve its customer service.

The Dubai Mall is the first retail and leisure destination globally to hold both of these certifications, highlighting its unique level of international excellence.
